On this old manor house one of the main issues was the use of Georgian bars, as modern bars carrying sealed units are usually 40mm wide which has not been acceptable to many authorities over the past few years. One alternative is stick on ‘astracal bars’ again frowned on by the conservation department.

At Heritage we have been confronted with this problem many times and therefore now have a 22mm Georgian bar that matches original single glazed windows. Our ‘super slim’ bars are able to be glazed using a specially made sealed unit compliant with part ‘L’ of building regulations. We can now achieve the authentic classic look of a Georgian bar without compromise to either looks nor efficiency.

Working in conjunction with a local architect and after a successful appeal this significant conservatory was finally brought to fruition making an exciting addition to this listed building.

The scale of the building meant the Heritage team’s experience came into play. Knowing how to overcome the design issues involved has often resulted in Heritage’s opinion being sort.

A listed building with distinctive oak beams.The objective: – to create a family area as a continuation to the existing kitchen by way of opening up the existing outside wall. Because of this, and the solid roof, building control needed to be involved in passing building regulations for the work. We also dealt with the planning and listed building approvals.

Having gained planning permission for an architect designed kitchen extension, it was felt that something a bit more interesting was needed if the investment was going to be worthwhile.

Having discovered this website it was decided a Heritage Orangery would fit the bill.

Once we had re-designed the project the new design needed to be submitted to planning and Listed building approval. After discussions and tweaks a design was agreed to suit everyone. Then Building regulation approval needed to be obtained.

For this historic country house we had to not only satisfy Building control and the Planning Department, but also obtain listed building approval and approval from English Heritage. After much deliberation and negotiation we arrived at this stunning solution.

 

Listed Buildings Project 1

Our clients desired a new large living space on their Listed property.It was decided the least impact and most use would be achieved by removing the external pantry and using the rear of the property as a kitchen/living area. The task was to overcome the physical hurdles of the site while creating a building of a sympathetic and substantial appearance, that would also pass listed building approval.

A dangerous out building that needed removing was replaced by Heritage with a thoroughly modern ‘lads room’ complete with bathroom, plasma TV and drum kit!

Extensions Project 2

This 4 meter deep two storey extension opens the existing ground floor kitchen into one large kitchen/ living area. While at the same time creating two luxury bedrooms above with en-suit bathrooms in both. The use of Heritage hardwood sliding sash windows throughout makes the most of the exceptional views across the rolling fields of Suffolk.

Extensions Project 1

We were invited to this property to help overcome a building problem that could no longer go unaddressed. Back in the fifties our clients beautiful Tudor style property had been blessed with the addition of a squash court, however our client felt this was no longer such a blessing as it was about to fall down! After discussions it was agreed the key ingredients for replacement were the provision of a large leisure area with plenty of light and access to the beautiful garden views, along with a gymnasium complete with toilet and shower room on a second level.

The new extension obviously needed the old squash court removing to enable the Heritage extension.

The resulting finished extension has proved everything our clients had dreamed of.
